CaMc2 Investments, LLC is a Texas-based, private real estate investment company focused on buying and selling performing and non-performing real estate notes to produce above-average, consistent returns for our joint venture partners and private investors.

We target residential assets (single-family homes) secured by a first lien across the United States, with a particular focus in those states offering the most value to our investors. We purchase these assets from banks, non-bank lenders, hedge funds, private lenders (seller finance) and other note investment companies. Our strategy is to purchase these mortgage notes at a sufficient discount to the underlying debt or property's fair market value to achieve our target returns.

Performing Notes - CaMc2 Investments, LLC pre-screens all performing notes to identify those that have the greatest likelihood of continuing to perform with minimal intervention required. A conservative investment-to-value ratio helps to secure the investor's position should the borrower ever default on the loan.

Non-Performing Notes - As a private investment company, CaMc2 Investments, LLC can choose from a number of note management strategies that may not have been available to the originator of the now non-performing loans. For example, strategies like loan modifications and creative payoffs and/or workouts can result in a win-win for both the borrowers and our investors. This is our preferred outcome. When staying in the property just doesn't make sense, however, we have the flexibility to offer the borrowers less painful exit strategies like a "deed-in-lieu" which avoids foreclosure and preserves their credit. As a last resort, we can exit through the asset by initiating foreclosure and disposing of the property using any number of profitable strategies.

Jim McCullin is the managing director of CaMc2 Investments, LLC. Seller-financed deals in 2011 and 2016 opened Jim's eyes to the amazing benefits of "being the bank" for real estate transactions. With a plan in place to leave his decades-long career in health care technology, Jim began to learn from the best in the note investing field and started building a team of professionals and industry experts in the states of interest. It became clear to Jim from the start that success would come not by knowing everything, but instead by assembling and managing qualified teams of "boots-on-the-ground" vendors.
